In a competitive market like the Netherlands, you often need to act fast when you find your dream home—even if your current house hasn't sold yet. This is where a Bridge Mortgage (Overbruggingshypotheek) becomes your most powerful tool.
What is a Bridge Mortgage?
A bridge mortgage is a temporary, interest-only loan that "bridges" the gap between the purchase of a new home and the sale of your current one. It allows you to access the equity (overwaarde) locked in your current property to use as a down payment or to cover closing costs for the new one.
How Much Can You Borrow? (The Math)
Lenders are cautious because your house isn't sold yet. They typically follow these rules:
- If your house is already sold (unconditional): You can usually borrow 100% of the equity (Sale Price - Current Mortgage).
- If your house is NOT yet sold: Banks usually lend 90% of the estimated value minus your current mortgage.
Numerical Example:
- Current Home Value: €500,000
- Remaining Mortgage: €300,000
- Gross Equity: €200,000
- Wait! Bank Buffer (90% limit): 90% of €500k = €450,000
- Maximum Bridge Loan: €450,000 - €300,000 = €150,000
Important: To receive this loan, your salary/income must also be sufficient to cover the new mortgage you are taking out. The bank will assess your total debt capacity to ensure you can afford the transition.
In this case, you can use €150,000 of your equity immediately for your new purchase.
Costs and Interest
Bridge mortgages are more expensive than regular mortgages. Expect to pay 0.5% to 1.5% higher interest than standard rates. However, there is good news: the interest is tax-deductible for up to 3 years, provided the loan is used for your primary residence.
Is it Right for You? (Pro Tips)
- Double Monthly Costs: Remember, you will be paying interest on your current mortgage, your new mortgage, AND the bridge loan simultaneously. Ensure you have a financial buffer.
- Terms: Most bridge loans last 12 to 24 months. If your house doesn't sell by then, you may need to extend or convert the loan.
- Valuation: You will need a recent appraisal report (taxatierapport) for your current home to prove its value to the bank.
